IM SINGLE AND I WANT TO CRUISE

I like to cruise and Im single. Am I the only one? Its true you dont see a lot of singles on cruises but maybe its because no ones invited them. Could it be because there are no singles fares? The only cruiseline Ive found that offers a true single-rate, not double-occupancy, is Carnival.

AND I LIKE TO DANCE

Theres music all over cruise ships, and I like to dance. It makes me sad to sit there and watch all the couples dancing. The QEII is among the cruise lines offering Gentlemen Dance Hosts, available for dancing every night from 8 pm to 1 am.

AND I DONT WANT TO HEAR KIDS CRYING

Tom and Julie went on a cruise the last week in July. Not that great, said Julie, when I asked her. Watching a dude with an ear ring in his nose and purple hair writing on the corridor wall with a lipstick is not my idea of relaxing.

Chin, another client, has plenty of money but he doesnt want to spend it on a house. He lives alone, he travels a lot, hes beyond showing off, and he has no intention of sharing a wall with someone else.

On a recent drive from my home (San Antonio) to Austin, I saw an amazing site: three billboards advertising three different housing developments in beautiful locations with houses starting in the $40s.

WHATS NEW? THE UNIMAGINEABLE

I never wouldve dreamed of being able to take Rudy with me, says Sarita. I never even thought to ask.

I never thought Id find a house for $40,000 in a decent neighborhood, says Chin.

There were no female lawyers or doctors.
There were no fast-food restaurants.
There was no daycare. There were hardly even babysitters.
I never went inside a toy store. My mother didnt have a car; Dad took it to work every day. Stores werent open at night or on Sunday.
Grocery stores delivered.
You tipped the guy who carried your groceries out to your car.
Pediatricians came to your house.
1% of the kids in high school had braces.

WAYS I COULDVE MADE A FORTUNE

In the late 60s when I was in college, the only hair dryers were those bonnets you put over your head that took forever. One day I decided to stick my head under the blow dryer in the bathroom. My hair dried fast, had body, and looked cute. The idea spread around the dorm.

In the late 60s there was a strange restaurant in Durham, N.C. It made to-go breakfasts eggs and sausage on buns and biscuits, etc. It was extremely popular. You stood in a line forever. I wondered why no one else offered breakfast-to-go like that. It never occurred to me or anyone else that the Hardees down the road could do that as well as the burgers. No one was connecting the dots. And whos to say Durham was the universe?

My client, Ray, is wealthy and a very discriminating consumer. He wanted to build a house, and didnt want fiberglass insulation, so he was stalled out. He called the other day. I found it, he said. Im a coach, and everyone negotiates fees with me. When I started licensing my products, I thought Good. I can just list these on my website and I wont have to mess with all that. They click, they order. Wrong! The emails continued. People simply like to negotiate these days, and expect to be able to. So I accommodate.

In response to consumers, I now offer one-shot coaching. Many clients accomplished what they wanted to in one session, so I just made it an official option. Other clients dont want to schedule their session. They sign up for a month but want to call on an as-needed basis. I now call it putting me on a retainer.

CONCLUSION

1.Listen to your clients. As in hear them.
2.If somethings a hassle in your business, figure out why. Then accommodate. 3.When they hassle you, your clients and customers are telling you what they need and what theyd pay for if you offered it. 4.When youre the consumer, speak whats on your mind, i.e., If you did what X does, or provided X, Id buy from you. Or Have you thought of? 5.Push the limits. There were no female lawyers in 1965. No fast food restaurants in 1970. No coaches in 1980. Whats not in 2003 you could make happen?

New trend has Christians becomming walking billboards


There's a a growing movement that has everyday Christians sharing their faith in untraditional ways.

Its called lifestyle evangelism - using the places and situations you find yourself in each day to share your faith.

And it's often done without words at all, through the wearing of Christian clothing and Christian jewelry.

The design and style of religious clothing has changed greatly over the years. This year, it's as sophisticated, stylish and trendy as regular clothing.

The big difference is in the message. Christian T- Shirts, for example, deliver catch Bible verses in sharp and bold designs.
For example, one shirt aimed at sportsmen is in camo green and emblazoned with the image of a huge buck deer. The message reads: Are you Hunting.... For God. A subtle Bible verse accompanies the design.

Another, aimed at football nuts, has the image of a referee with the words Penalty Declined boldly splashed across the chest, followed by Romans 4:8, which says Blessed are they whose sin the Lord does not charge against them.

There are other Christian shirts that parody top TV shows, pop advertising campaigns, slogans and images. We live in a T-Shirt culture, he says. Too often, the messages on secular T-Shirts is crude or offensive. Christian T-Shirts bring a message of hope and joy. You should hear the stories I get from customers who wear them and end up having very meaningful spiritual conversations with total strangers. They are a great evangelism tool and today's shirts are so sharp and stylish that they can be worn just about everywhere.

Fletcher says industry experts say that a Christian T-Shirt is typically read by over 3,000 people during its lifetime of wear.
They let people literally become living, walking around, breathing billboards for Christ, he says.

While Christian shirts, sweatshirts, hoodies and the like are appropriate for everyday wear, there are some situations where they just don't work - like the office or at formal gatherings.

That's where Christian jewelery comes in. It used to be a simple cross was the only choice in Christian jewelry.

That's all changed now as the lifestyle evangelism trend has taken off. Christian rings, necklaces, earrings and braclets have become hugely popular in recent years. Should a pushchair by practical or pretty? How about easily collapsable or extremely cheap? With hundreds of pushchairs/strollers/buggies available the only way to know what is most important is to ask the parents?


There is a myriad of pushchairs and strollers on the market. Wonderful sounding names such as Bugaboo and Cosatto. Most parents will know of Mamas and Papas - but what are the most important aspects to choosing the right pushchair for your child or children?


Is a pushchair or stroller a fashion statement? You could be forgiven for believing that it is. Many new pushchairs boast ultra-modern designs, colour changing abilities and they come with a price tag to match.


I first became interested in pushchairs when I became a father - obviously! - and like many parents fell into the marketing trap, choosing a pushchair for all the wrong reasons. The right reasons for choosing a pushchair are weight - it should be light, mobility - it should be easy to push, price - it should be affordable and sensibly-priced, it must meet safety standards and it should be a manageable size.


In terms of size this was our first mistake. There are some wonderfully attractive three-wheeler pushchairs/strollers available (the sort you see in glossy magazines, being pushed by celebrities out jogging) but wait, they are not practical on a day-to-day basis unless you intend to go jogging. Try getting through a shop doorway - many are as wide as twin pushchairs.


What if you have twins? Tandem strollers have one seat in front of the other, but if you have ever tried to push one you will realise that trying to wheelie up a kerb-stone is like doing it will a full supermarket trolley.


Then there are tandem buggies that are no longer than a single buggy - but they have really high handles so if you are 5 foot or just a little taller they will be impossible to push.

Types of Bras

Foreclosure Can Foreclosures be Stopped

It is everyone?s dream to own a home or built a house for his or herself. There are a few who are fortunate enough to secure one paid in full while many others try to buy one through financing or securing loans.

However, even you are religiously saving for the so-called rainy days and even if you have sufficient finances, there would come a time that you would find it difficult to face up to your obligations. Sicknesses in the family, a possible retrenchment at work or emergency purchases are unexpected instances where you could find yourself in arrears with your payment and then suddenly you are now facing foreclosures.

When legalities come into play in your financial situations or mortgages, it means that your predicament is deep serious. Foreclosures are one of those legal terms that everyone detests, especially the homeowners and the financers or banks themselves.

In exchange for lending the money, the lender would hold a lien against the property, If the borrower does not make the required payments, then the loan goes into default and the lender could exercise the lien against the property, in order to take legal possession of the property for the purpose of selling the property to pay off the borrower?s loan. This process is called foreclosure.

HOW TO STOP FORECLOSURES

Aside from the obvious reason of not paying their loans on time, homeowners get into foreclosures, even if they have avenues to explore, simply by ignoring calls or letters from their banks and lenders or just simply giving up on his/her property in the hope that the tide of things would turn favorable on them.

Although foreclosures are eventualities in securing homes through financing, it does not mean that this could not be stopped or remedied. The matter hinges on the homeowners themselves if they want to keep the property for sentimental reasons or just simply foreclose it and just face the consequences of their action, notably severe damage to one?s credit rating.

If you are delayed in payments to your mortgages and there is no relief in sight, in the immediate or near future, then you have to put the problem in perspective and make a contingency plan or efforts.

The standard measure of keeping or selling the property is that if your monthly house payment (including property taxes and insurance) does not exceed 40% of your gross monthly income, it should be possible for you to keep the property. If the payment is greater than 40% of your gross monthly income, consider selling or transferring the property to avoid negative impacts on your credit. This option would more likely be the path to be taken by borrowers who have equity in the property. By selling the property, the borrower could then pay off the mortgage, and pocket the difference if there is equity remaining.

If the financial setback is temporary and you need immediate money to make your loan current so that you could continue paying your debts, it is best to approach family and friends instead of hard money loans since they would lend money based on equity in the property. Just make sure to pay off your loans to your relatives or close friends for it is much difficult to have them foreclose on you to get their money back.

The best and simple solution to foreclosure proceedings is to deal directly with the situation. Be brave enough to talk with your banks or lenders and explain your situation. Remember, they do not want to foreclose on you they just simply want their money back plus interest. By exploring this angle, the lender and the borrower may arrive at a common ground to work on and resolve the situation in a way that is agreeable to both parties. The Loss Mitigation Department would deal on cases like this.

Basic lending guidelines would require all home loans would total up to less than 70% of the current market value of the property. If you have more equity than that, you should have no difficulty in obtaining a new refinancing deals or second trust deed to bring your loan current. Expect higher interest rates and loan fees.

There are several other alternatives available to you depending on the situations of the borrower, laws of the state and policies of the lender. You may consider forbearance, refinancing, modification, deferral of principal, a temporary indulgence and a Chapter 13 Bankruptcy.

In applying forbearance, your lender may be able to arrange a repayment plan based on your financial situation and may even provide for a temporary reduction or suspension of your payments. You may qualify for this if you have recently experienced a reduction in income or an increase in living expenses. You must furnish information to your lender that there is a temporary problem and it would be resolved in the near future and show that you would be able to meet the requirements of the new payment plan.

A similar portion is deferral of principal in which the borrower agrees to pay the interest only for a certain period of time and then making the usual monthly payments. But just like in forbearance, this is very difficult to obtain unless the bank is familiar with the borrower or the borrower has an excellent credit stature in the bank.

If you have recovered from a financial problem you may able to apply for a mortgage modification. This process involves renegotiating the terms of debt and/or extends the term of your mortgage loans, changing the interest rates or additional surcharges to the principal with the current lender. This may help you catch up by reducing the monthly payments to a more affordable level. Refinancing, on the other hand, means that the borrower obtains a new mortgage with a different lender; the operative word here is different. As much as possible this alternative should be avoided since it would make your problems worse for borrowers in distress would tend to agree to onerous terms just to get a lease on their loans.

A chapter 13 Bankruptcy could be another option for it gives the borrower the time to ?re-organize? his finances and work out a payment plan prior to resumption of payment. This would help keep the property and not blemish your credit rating compared to a Chapter 7 Bankruptcy, which completely discharges any debt the borrower had accumulated under the mortgage.

As a last resort, you may able to voluntarily ?give back? your property to the lender or a ?deed in lieu of foreclosure.? This would not save your house, but it is not as damaging to your credit rating as a foreclosure. This may be availed of if the borrower is in default and do not qualify for any other options and your attempts at selling the house before foreclosures were unsuccessful.

In some other states, there are laws and other options that are available to borrowers with mortgage problems. There is the option of reinstatement which means that the borrower brings the foreclosed mortgage current, including all overdue amounts, as well as fees and costs. Likewise, there is the co-called redemption, however it is usually limited in how often he or she could take advantage of this option and this is limited to some states.

A foreclosure procedure takes a long time to materialize and homeowners are given the chance to bail themselves out of their predicament. Sometimes the best defense against foreclosure is just to make a response on their inquiries or demand letters. Ultimately, the only thing that would stop foreclosure proceedings is repayment of the debt, for every option mentioned here is just a delay in the proceedings.

China's Incredible Real Property Appreciation

Readers who routinely follow my articles on Real Estate Economics are fully aware of my position on real estate bubbles in North America.

A real estate bubble occurs when prices of real capital assets become so absurdly high that consumers either refuse or cannot afford to purchase, thus sending demand tumbling down. This has not happened in North America's real estate markets, where we have assisted at either a slowdown in property appreciation or a depreciation of values in line with the Fed's forecast of late 2005 and the beginning of the year, as well as with those of many economic analysts - including myself. This is the reason why this time around I wanted to give an example of a true real estate bubble.

As reported by the official Xinhua News Agency, there is a growing concern among top officials of the People's Republic of China that surging prices in major cities threaten to create economic overheating and serious social unrest. This has prompted a new crackdown by the Chinese leadership on property speculation. The National Development and Reform Commission (NDRC), the state planning agency, in fact reports that in North-eastern Dalian in the first three months of this year prices for new properties jumped 15 percent from a year earlier, and that prices in the Southern boomtown of Shenzhen gained 10 percent in the same period. While in Beijing, says the NDRC, prices were up 17 percent amid euphoria over the forthcoming 2008 Olympics in the Chinese capital.

But before you hop on to the first flight for Beijing, read this. Chinese economists say that owning an apartment is now an unrealistic dream for large numbers of urban residents who are falling further behind as home prices surge. The core of the problem appears to be the disparity between prices of real capital assets and wages. More specifically, the average apartment in the city costs 13 times the annual average salary.

Now, that's what I call a real estate bubble!

The main reason for this huge levitation of prices is speculation. Speculation is one of the many forces that act on capital at any given time. In theoretical Economics, speculation is defined as ?the acquisition of financial or capital assets made solely to quickly profit from fluctuations in their prices, or of goods or commodities with no real intent to consume or otherwise use them for production'. Basically what many Chinese speculators are doing is flipping apartments, even before they are built. NDRC reports that many developers have gone even as far as creating independent companies that they themselves control, the sole purpose of which is to buy the apartments the developers are in the process of building and then resell them with a markup, thus inflating prices.

Property is a big driver of Chinese economic growth, and runaway investment in the real estate sector has contributed to signs of a broader overheating. The economy grew by a red-hot 10.2 percent (annualized) in the first quarter of the year from a year earlier, when it grew to the tune of 8 percent per year. Concern about too-rapid growth has prompted the government to raise bank lending rates by 0.27 percentage points last month to discourage borrowing and reduce investment. Officials fear that overheating could lead to a sudden economic crash. Additional measures are in the wings, including hefty increases in property taxes, again to take aim at property developers who hoard land and buildings, a practice that creates artificial shortages and drives up prices

Scarier still is the social unrest that the leadership fears if the economy does not slow down to more manageable levels. This is due to a growing imbalance of wealth rampant in China's population of 1.3 billion people, wherein thirty-five percent of the population lives in the cities and sixty-five percent inhabits the countryside. There is a system of residence controls, so that if one is lucky enough to be born in a city - and registered as a city dweller - it is easier to get into university or to work at all the large companies and government agencies in the city. If, conversely, one is registered as a rural person there are very severe restrictions on where he can live and work. And this is actually the biggest human rights problem in China today. The majority of this population of 1.3 billion people consists, by law, of second-class citizens who live for the most part in conditions of abject poverty, in rural huts many of which do not even have running water. One can imagine how these people feel when they look at the way their urban counterparts live.

The economic ripples and effects that a speculation in grand style such as this have on market wealth are indeed humongous. Market wealth is defined as ?the combination of materials, labour, land, services and technology in such a way as to capture a profit' (Adam Smith). The aftershocks of a bubble of this size that bursts are usually terminal and irreversible: market wealth disappears, it vanishes entirely. And it takes forever to re-build it, right from scratch. Here in the West, the greatest example in recent times is the infamous Black Monday - October 19, 1987 - when the Dow Jones collapsed 22.6 percent in value in a single day! It took nine years for Wall Street to lure investors back.

But then, how much is too much? Well, consider this: at the top end of the market, even the smallest apartment in a building next to Citigroup's skyscraper on Shanghai's waterfront is stunningly expensive. Complete with all-copper doors and Swarovski crystal lights it costs about USD 2 million or USD 1,670 per square foot - and no fireplace.

I had asked a friend to ask the group to let me sit in on one of the survivor meetings. When the group accepted my presence, we met in a comfortable lounge with five wonderfully vibrant women and two robust men, all ranging in ages from twenty-eight to sixty-four who had come together to talk about their battles of survival and their innermost feelings. They told me that they were twenty-two people but a few couldn't make it to this session. Having two men in a group like this was unusual because men refuse to tell their problems in a group setting, especially about a disease like breast cancer that is known to be a women's malady.


Celia, the first one who spoke, was twenty-four when her cancer was detected. Now, she is forty. She said, her cancer comes back uninvited every few years. She is currently under treatment again. There were times when she wanted to do away with herself to save her parents the heartache and trouble. She still has awful nightmares. The night before she had a hippopotamus chasing her into a lake filled with milk. Celia is a very bright woman. She doesn't easily give in to depression and has an indomitable spirit. She said what she tells here to the group, she'd never tell to her family or to her doctors. The group has always understood and respected each other's confidence.

During her first round of treatments, Celia got to know one of the male social workers. It was the best time in her life, although she looked awful with no hair and an uncontrollable nausea. He became her lover while she was in treatment. She said, he held her while she vomited, took off from his work to be with her on her bad days, and waited for her at the door while she was going through chemotherapy. As soon as she was given a clean bill of health, he left her; she was devastated.


Why is it, she asked the group, Some men love women only when they are in despair? Then she answered her own question, Saving the damsel in distress syndrome! It inflates the male ego.


I couldn't help but reflect that this affair had hurt Celia more than the illness. Still, she tried to have a positive attitude and considered herself a survivor, even though her cancer had returned again.


Eileen, the bubbliest in the group, was forty-one when the cancer was discovered. There was no breast cancer in her family. She was an athlete who ran every day and played singles tennis twice a week. She ate a low-fat diet with practically no red meat. Moreover she had a mammogram done when she was thirty-five and then another one when she turned forty. Both those mammograms' reports were clean. Fortunately she examined herself frequently. Several months after her last mammogram she discovered a lump in her right breast. Three months later she went in for a follow up and had a biopsy. The diagnosis was benign but the doctor called her back in three months.


When she went back, the same spot showed some scar tissue. She wasn't afraid because she trusted in her first biopsy. She said, at the time, she had a 'this can't happen to me' attitude.


This time, however, things were very different. The breast cancer was in her body, but Eileen wasn't going to give up. She obtained all the information she could get her hands on.

She says she went through a wide range of feelings. The strongest emotion she felt was anger. She went around the house kicking in the doors.


Eileen is one of the lucky ones. She is healthy at the moment and has finished her last reconstructive surgery. Thanks to advances in medicine, my figure looks better than ever, she said jokingly.


Martha has raised two children to adulthood after her cancer was discovered fourteen years ago. She has a wonderful, supportive, sunshiny attitude and she is a joy to be with. She has just retired from a twenty-five year teaching career.


Martha says she wasn't always like this. She went through all the emotions and then some. Now, she is learning to play the guitar, something she yearned for all her life. She is also very active in the affairs of her church. She prefers to believe that she is living with the cancer with gusto and in spite of it. She has done a lot to bring about cancer awareness nationwide. She has even attended fancy parties without a wig. I try to make at least one person aware per day, she said.


The oldest one in the group that day was Paul. Paul was already suffering from skin cancer when the breast cancer was discovered four years ago. He went to see a surgeon in another state because this surgeon was one of the few doctors around who specialized in male breast cancer. Paul has a wry sense of humor. He described with motions the funny incidents of himself getting a mammogram and of being pulled like taffy when almost nothing was there to pull. He said all the bad feelings he had experienced were already finished with he other C, referring to his skin cancer. So there was nothing left for this one. As he put it, he has been through the four horsemen: Mastectomy, Chemotherapy, Radiation, Tamoxifen. He felt bad only when he discovered his wife weeping secretly before the mastectomy. He didn't let her know he saw her. One person in the group suggested that maybe he should. He said he can't handle that.
Paul still cuts his own lawn and fixes things around the house but talking to the family about fears--his or theirs--is not his thing.


Sheila now believes that breast cancer is not a death sentence, even though her cousin, who was also her best friend, was diagnosed with this terrible disease around the same time as Sheila was diagnosed. Her cousin is no longer alive. She always wondered what we did wrong, she remembered. She felt, when her cousin died in a year and a half, her life had to come to a stop also. She went under extensive counseling because of it, and she discovered that her family, her children, and her life were the most important things.


Nowadays, Sheila sees her battle as a blessing. She believes her cousin would be living now if her cancer had been caught ahead of time. She volunteers at the clinic in her free time, especially counseling the newcomers.


When he too was diagnosed, Jonathan, the other man in the group, had already lost a sister and a cousin to this woman's disease. He was furious. He blamed the medical profession, God, his mother, his wife, his co-workers, the government, and everybody in existence. After the surgery, he picked a fight with the doctors accusing them of not paying enough attention to him.
Jonathan still felt that people were more compassionate to women with breast cancer. He said he didn't blame them because of the losses in his family but nobody knew how to give support to frightened men. I am not afraid of showing my feelings on the subject but the medical profession is not ready for men with emotions, he said.

According to him the best way is what they have now, the support group of survivors receiving encouragement from each other. He said, There would be more men here if we could only get them to agree to talk about it.


The last one of the group and the youngest, Karen, found a lump while she was in the shower. She immediately went to her doctor and asked for a mammogram and an ultrasound. The results were normal. They showed nothing nasty. Both the doctor and the radiologist thought that the lump was fibrocystic.


After a few months, Karen still had the lump. So Karen went to see a surgeon on her own. The surgeon also thought that the lump was fibrocystic. After two more months when she found few more lumps near the original lump, she forced the surgeon to remove them. On the surgeon's recommendation, she went to have a needle biopsy one early morning. Later that day the pathologist called to inform her that she had breast cancer.


At first Karen cried. She cried until she had no more will or strength to even stand up. Then she called her mother. Not wanting to face reality, her mother said, At your age? What are you trying to pull? Karen banged the phone down. That is when her anger surfaced and she promised herself that she would fight this tooth and nail. She told us that she owed her life to her mother for making her angry enough.


Later, it was found out that Karen's cancer was the aggressive kind. She had to go through mastectomy plus chemotherapy.


Karen's doctors are very cautious now. She is scheduled for a bone scan in a few days.
Karen has read practically all the literature on the disease. She believes in her chances of survival greatly because of the recent advances in medicine. At the end, Karen recited a quote from her notebook, The journey back is no longer or farther than the forward run. She didn't know who said it, but they all agreed it could have been any one of them.


I can't help but admire the bravery of these men and women, and not only of these seven but of those everywhere, fighting with this dreadful disease. The ones I met were radiant, hopeful, and with spirit. Their courage will always be an inspiration.

Foreclosure is a term many people may have heard of yet are unsure as to what the term means exactly. Foreclosure is something which affects homeowners who have a mortgage or lien on their home and do not own the house outright. There are a few things which homeowners should be aware of with regard to foreclosure in order to prevent this from happening to them.

What Is Foreclosure?

Foreclosure is when a lender who currently holds a mortgage on one?s home can come in and repossess the home due to a number of reasons but mainly for nonpayment of a mortgage. For those individuals whose home is less valuable than their current loan balance, they may also owe a deficiency judgment as a result thereof.

How Do Foreclosures and Deficiency Judgments Affect the Individual?

There are many ways in which foreclosures and/or deficiency judgments can affect an individual. When one has a deficiency judgment issued against them they will find that they will owe varying sums of money in order to make up the difference between the value of the home and the outstanding loan on the home. There are a few ways in which homeowners paying mortgages can avoid foreclosure on their beloved home. The first way in which to do so is to pay the mortgage bill on time. This is the primary answer for those who ask how to avoid foreclosure. For those who have difficulty with doing so from time to time, there are other ways to prevent this from occurring.

The homeowner should always address letters from the lender which revolve around late payments. Within these letters the homeowner will find important information that tells the homeowner what to do if they are having trouble making payments. The letter will ultimately include phone numbers and names of contact individuals at the financial institution so that they can discuss their payment issues with a lender representative. It is crucial for the homeowner to speak with the lender and not bury their head in the sand to avoid it. Avoiding a problem such as nonpayment of mortgages will not make it go away and will only make it worse.

Individuals who are having trouble making mortgage payments should also be certain to stay in their homes and not abandon the property in any way. This will only hurt the individual in the long run and make foreclosure even that much more of a possibility.

Lastly, if the home is a HUD home, there are HUD counseling agencies which will aid the homeowner in preventing foreclosure issues from arising. The homeowner should contact HUD authorities to discuss ways in which to keep their home and make payments.

Possible Alternatives to Foreclosure

For those individuals who have trouble making mortgage payments on their home and fear foreclosure, it is important to know about other alternatives which may be recommended besides the dreadful foreclosure. Not all of these alternatives will apply to each and every individual but some may prove to be very handy when all is said and done. The first is called a special forbearance.

The special forbearance is something which may be arranged by the lender whereby the homeowner receives a payment schedule adjustment and may also receive a suspension of payments for a certain period of time. The representative of the lender will discuss options with the homeowner and after reviewing their situation decide if a special forbearance is warranted.

Another alternative to foreclosure is the mortgage modification. A mortgage modification is where the homeowner has the option to extend the loan period or refinance their current loan to get a lower rate and therefore have lower monthly payments. This is a wonderful option for those individuals who do not make enough each month at the moment to currently pay their mortgage.

A partial claim is another alternative for homeowners facing foreclosure to consider. The partial claim is available to those individuals who have HUD loans. With this payment alternative, the Department of Housing and Urban Development would help the homeowner bring their mortgage up to the current balance by paying the money which is overdue. This is a way to help the homeowner get out from under the mounting debt and then try to get them on the right payment schedule.

Some individuals may find that selling their home is the best bet and they can do so by way of a pre-foreclosure sale. This allows the individual to sell their home for an amount less than the total mortgage amount due prior to having it sold via foreclosure sale.

Lastly, one may be able to submit a deed in lieu of foreclosure. Although this still will not prevent the homeowner from losing their house, it will help them in the long run by not having a foreclosure on their credit history.

Free Anime Movies

The term Anime refers to Japanese animation movies, sometimes called as Japanimation. Japanese comics called Manga heavily influence Anime movies. They are made of bright colors and stylized images with variety of settings and storylines. They cater to a large and varied audience all over the world.



The term Japanimation preceded Anime but has now fallen to disuse. Earlier, in the1970?s and 1980?s the term was common. But in 1990?s, animation movies reached worldwide market, so Japanimation refers now only to domestic animation. In Europe, Japanese animation is also called as Manga after the Japanese comics.



Osamu Tezuka?s ?Astro Boy? in 1963 was the first popular Anime series. In the 1970?s the Japanese animation industry split from its Western roots and started unique genres like Giant Robots. The 1980?s saw a boom in anime production and 1990?s and 2000?s saw the rising popularity of anime in the overseas market. In 2003, Spirited Away won the Oscar for best animated feature.



Anime covers a wide range of genres like science fiction, romance, live action, fantasy, erotica, adventure, and even social commentary. Most Animes come in three formats-films, television series and original video animation. Films are released in theatres and have the highest budgets and the best video quality. Popular Anime films include Akira and Spirited Away. A television series is syndicated and broadcast on T.V. and an original animated video is similar to a made for TV movie.



There?s is a controversy around fan subs that are Animes subtitled by fans and released for download through Bit Torrent and distributed for free. Also problematic are bootleg versions of Animes from Southeast Asia.

British Sports Car Maker Resurrected

In the 1950?s one car maker set a milestone by producing the vehicle that will make possible the first time that a British car with a British driver has won a Formula One Grand Prix. Aside from that achievement Connaught Motor Company also produced street legal cars which have received good success during the period.

In 2002, the brand was acquired by Tony Martindale and Tim Bishop. Martindale is now the Chief Executive Officer of the company. Last year, the company unveiled the Connaught Type-D after being given the distinction of ?Specialist Car Manufacturer of the Year? by Autoexpress magazine.

More recently, the company announced that they will be mass producing the Connaught Type-D at its production facility in Wales. The company will not only produce a sports coupe but also a hybrid version of the vehicle. The production of the newest car from the legendary car maker will start this year. Completed vehicles will begin hitting showrooms in Europe by the start of next year.

Consumers looking forward to the resurrection of the brand will be treated to a four-seater coupe, the Connaught Type D GT Syracuse which will be the first model that the company will be producing. The sports coupe will be equipped with a massive V10 two-liter supercharged engine which can produce as much as 300 horsepower. This amount of power will definitely need good brakes to efficiently keep it in check.

The hybrid version of the vehicle will follow soon after. Plans for the hybrid are already announced by the company. The Connaught Type D V10 sports coupe hybrid vehicle will feature a V10 gasoline engine coupled with an electric motor. The hybrid version of the sports coup is estimated to reach speeds of up to 150 miles per hour. The torque produced by the engine and the additional torque from the electric motor can propel the Connaught Type D to 60 miles per hour from a standstill within 6.2 seconds. This performance is quite surprising since the company expects the hybrid version to have a gas mileage rating of 42 miles per gallon.

The hybrid version will have 30 percent less emission than its competition in the market. This means that the vehicle cannot only provide good performance but also reduce the emission of gases that contributes to global warming. Aside from these, the construction of the vehicle will also bring good news for Wales. The new facility in the country will create more than 200 jobs over the next three years of operation.

In the facility?s first year, the company is planning to hire thirty engineers. Production-wise, the new facility is expected to produce a hundred Connaught Type Ds in its first year. On its second year, production will be raised to 250 units. On its fifth year, the company aims to produce a thousand units at the assembly plant.

I personally agree with this approach: Ive always been able to convince my listeners to do something I liked doing.

Here, at this stage, the author doesnt overwhelm the readers with the detailed information about the products, some main lines for general orientation.

I can agree with that too. Every product has its description on the companys site, anyway.

The 5 Pillar Program itself is the product. The chapter four gives the basic model for the 5 Pillar Program.

A few words should be said about the system of calculating commissions.
Full of acronyms, like CoTTE (Stands for Commission on Total Team Earnings,) RPSC (Repeat-Purchase Sales Commission,) and the like, do not make a fresh affiliates life easier, at first, it needs time for understanding and training, but with money its always just that :-)

Fifth Chapter is about the 5 Pillar Club Web Site

The Club is the real place where everything for affiliate business is on the plate with the blue border.

Im not going to numerate the long list of the tools and strategies awaited there. Its something that just must be seen.

My recommendation right away:

I have to admit, that Ken provides some links to various sources with relevant information, which, I guess, makes it hard to read line after line, jumping from one site to the other.
But, again, its my experience.

Identity Theft: The Devastating Impact It Can Have On Real Estate Investors

Identity theft has emerged as one of the dominant white collar crimes of the 21st century?a crime that can range from inconvenient to catastrophic for its victims. Though everyone needs to safeguard their personal information, it is especially important that you as a real estate investor protect yourself.

To understand why, let?s first discuss exactly what identity theft is: The criminal steals your personal information to facilitate other crimes, such as credit card fraud, check fraud, or mortgage fraud. An identity thief can open new accounts in the name of a victim, borrow funds in the victim?s name, or take over and withdraw funds from existing accounts. While these are the most prevalent, the FBI says that these financial crimes are not the only criminal uses of stolen personal information. Other crimes can even include evading detection by law enforcement in the commission of violent crimes. Beyond the direct economic impact of identity theft, victims may be unable to cash checks, obtain credit, or purchase real estate for a period of months or even years?and they may even be arrested for crimes committed by the identity thief.

If you are the victim of identity theft, you could easily find yourself in the middle of a great deal and be unable to close because the financing won?t go through. Correcting a credit report damaged by an identity thief is a time-consuming process?you?ll probably lose that deal and others before you get the problem resolved. The solution is to avoid becoming a victim or, if you are a victim, to find out early enough to minimize the damage.

Signs that you may be a victim of identity theft include:

- Charges on your accounts that you did not authorize.

- If you are denied credit even though you have a good credit history.

- If you are contacted by creditors regarding debts you never authorized for goods and services you never received.

- If your credit card and bank statements are not received in the mail as usual.

- If a new or renewed credit card is not received.

The most important thing you can do to avoid becoming a victim of identity theft is to be aware of the problem and protect your personal information. Store your personal information in a safe place and don?t give it out unless you initiated the contact. Remove your name from mailing lists for pre-approved credit lines and telemarketers. Shred credit card receipts and old statements before discarding. And check your credit report regularly.

You are entitled to receive a free copy of your credit report from each of the three major credit bureaus once a year. (Go to www.annualcreditreport.com to order yours.) Though it?s possible for each credit report to be different, they usually contain much of the same information. Request one every four months and check the report carefully for unfamiliar activity. Take immediate action if you see anything that looks suspicious.

Consider investing in a credit monitoring service which will alert you to changes in your credit file. The cost ranges from $24 to $60 a year. Money Magazine?s Pat Regnier says this may be worthwhile if ?you?re a biz owner or real estate buyer who can?t afford any halt on your credit after an ID fraud.?

Bottom line: don?t make it easy for someone to steal what you?ve worked hard to build.

If the Worst Happens

If you are?or even suspect you might be?a victim of identity theft, take immediate action. Follow these steps recommended by the FBI:

- Contact the fraud departments for the three major credit bureaus to place fraud alerts on your credit file to reduce your risk of further victimization.

- Obtain and review a current copy of your credit report; the credit bureaus should automatically send that to you when you request the fraud alert.

- Contact the account issuer(s) where fraudulent accounts have been opened or your accounts have been taken over; ask for the fraud/security department and notify them by phone and in writing.

- Close all tampered or fraudulent accounts and ask about the existence of secondary cards.

- File a report with your local police department, as well as with the police department in the area where the ID theft occurred; get copies of the police reports.

- Keep a detailed log of who you spoke with and when, including name, title, phone number, and other contact information.

- File an identity theft complaint at www.consumer.gov.

Science vs. Healers

Sherry (My ex) had a couple of problems of a medical nature. Her hypoglycemia had been miss-diagnosed and she had been given massive cortisone shots that I believe had contributed to the cancer that resulted in the partial mastectomy. I got her off caffiene and through the power of LOVE she was healed in two years. Women are not treated as men are when it comes to medical treatment; as well as every other aspect of misogyny in society. My studies of wholistics and hermetics were becoming quite extensive and alchemy founded and continues the real science. I am going to quote two authors from quite different sides of the fence.

These books are recent but representative of the studies I was engaged in as well as giving the reader an insight to the continuing problem of censorship and supposed 'expertise' that prevents a great deal of truth. David Depew and Bruce Weber of MIT wrote 'Darwinism Evolving' in 1995 and it says on pages 492 & 493:

They also made it harder for the scientific worldview to be received with equanimity by other sources of culture. Indeed, since the reducing impulse undermines fairly huge tracts of experience, people like Wallace, who feel deeply about protecting phenomena they regard as existentially important, frequently conclude that they have no alternative except to embrace spiritualism, and sometimes even to attack the scientific worldview itself, if that is the only way to protect important spheres of experience that have been ejected from science's confining Eden.

In response, scientists and philosophers who feel strongly about the liberating potential of a spare, materialistic worldview began to patrol the borderlands between the high-grade knowledge scientists have of natural systems and the low-grade opinions that in the view of science's most ardent defenders, dominate other spheres of culture and lead back toward the superstitious and authoritarian world of yester-year. 'Demarcating' science from other, less cognitively worthwhile forms of understanding was already a major feature of Darwin's world. A line beyond which the Newtonian Newton was a Rosicrucian who achieved the status of an alchemist per Haeffner's 'Dictionary of Alchemy') paradigm could not apply was drawn at the boundary between physics and biology. We have seen how hesitant Darwin was to cross that line and what happened when he did. Twentieth-century people are sometimes prone to congratulate themselves for being above these quaint Victorian battles. They may have less reason to do so, however, than they think, for the fact is that throughout our own century, the same sort of battles with emotional overtones no less charged, have been waged at the contested line where biology meets psychology, and more generally where the natural sciences confront the human sciences. Dualisms between spirit and matter, and even between the mind and body, may have been pushed to the margins of respectable intellectual discourse. But methodological dualisms between what is covered by laws and what is to be 'hermeneutically appropriated' are still very much at the center of our cultural, or rather 'two cultural', life. Cognitive psychologists and neurophysiologists are even now busy reducing mind- states to brain-states, while interpretive or humanistic psychologists are proclaiming how meaningless the world would be if mind is nothing but brain. Interpretive anthropologists are filled with horror at what would disappear from the world if the rich cultural practices that seem to give meaning to our lives were to be shown to be little more than extremely sophisticated calculations on the part of self-interested genes. Conflicts of this sort would have given Darwin stomachaches almost as bad as the ones he endured over earlier demarcation controversies.

These authors use the term hermeneuts much as the early 20th Century supposed scientists ridiculed the quantum physicists by calling them 'atom-mysticists'. Hermeneuts is a new epithet for alchemists such as myself who OBSERVE and try to fit ALL the facts together and don't eject anything 'from science's confining Eden'. This quote continues to raise the spectre of the 'Bible Narrative' and Bishop Ussher whose late nineteenth century proponent was Wilberforce.

The rhetorical pattern of these battles is still depressingly similar, in fact, to Huxley's confrontation with Wilberforce. Hermeneuts ridicule scientists like Hamilton, Dawkins, and Wilson when they suggest that nothing was ever known about social cooperation until biologists discovered kin selection. Reductionists in turn criticize hermeneuts, now transformed largely into 'culturists', for bringing back ghosts and gods, just as their nineteenth-century predecessors were taxed with being 'vitalists' every time they said something about the complexity of development. Humanists identify scientists with an outdated materialistic reductionism. Scientists insist that hermeneutical intentionality is little more than disguised religion.

Perhaps, a way out of this fruitless dialectic between the 'two cultures', can be found if each party could give up at least one of its cherished preconceptions. It would be a good thing, for example, if heirs of the Enlightenment Credited to Bacon, Shakespeare, Jonson and others with an alchemical background. would stop thinking that if cultural phenomena are not reduced to some sort of mechanism, religious authoritarianism will immediately flood into the breach. They should also stop assuming that nothing is really known about human beings until the spirit of reductionism gets to work. Students of the human sciences have, after all, been learning things alongside scientists ever since modernity began. Among other things they have learned that humans are individuated as persons within the bonds of cultures and cultural roles, they are bound together with others in ways no less meaningful and valuable than the ways promoted by strongly dualistic religions. By the same token, it would be helpful if advocates of the interpretive disciplines would. abandon a tacit assumption sometimes found among them that nature is so constituted that it can never accommodate the rich and meaningful cultural phenomena humanists are dedicated to protecting, and that therefore cultural 'ought never' to be allowed to slip comfortably into naturalism. Humanists seem to have internalized this belief from their reductionist enemies, whose commitment to materialism is generally inseparable from their resolve to show up large parts of culture, especially religion, as illusions. These opponents, we may safely say, take in each other's laundry.

I wonder if these authors and their reductivist buddies are aware that all humanists are not without the ability to incorporate hard physical science to an even higher factual degree than they do. The quantum physicists like Wigner (Nobel laureate), Schrdinger and Heisenberg think that humanistic richness is robbed by reductionist unspiritual thinking. The global reifying thrust of materialism (Dr. Boddy of U of T, anthropology) is hopefully, in due course, going to return to a global deifying thrust of spiritualism. The only REALITY is NATURE and it assuredly includes ALL observable facts not just the 'Toilet Philosophy'.

If I may be allowed to quote someone who tries to keep an 'open mind' and use WHATEVER WORKS even if it isn't 'modernity'. I choose to quote a wholistic doctor by the name of Zoltan Rona who has his M.D. and M. Sc. He edited the 'Encyclopedia of Natural Healing' in 1997 which says on pages 33 and 34:

It is misleading to call the natural health movement alternative medicine as is often done. Natural Medicine is considered the founder of contemporary Western medicine. What we now call modern medicine is actually an aberration, the result of social change at the dawn of industrialization in the eighteenth century.

He continues to discuss one of the greatest alchemists of all time whose books I found contain the key to understanding how to make the Philosopher's Stone. He does not identify Paracelsus as an alchemist due to cultural bias against alchemy that has led to many of them being burned at the stake. He says on pages 34 & 35:

PARACELSUS (1493-1541)
At the close of the Middle Ages, Paracelsus dared to challenge the orthodox medicine of his day, which, like today, had abandoned the teachings of Hippocrates Another alchemist. and become bogged down in superstitious, dogmatic practices. With the dramatic successes he achieved through observation and deduction to discover nature's latent healing powers, Paracelsus revolutionized medicine for centuries.

Born Theophrastus Bombastus von Hohenheim He used some other names in conjunction with these such as Phillipus Aureolus. in Switzerland, this courageous genius had the early opportunity to accompany his father, a physician, on his rounds. He learned the value of observation and became acquainted with herbs and medicinal plants. In his university years, Paracelsus appreciated the critical spirit which reigned in Ferrara, Italy, compared to the close-mindedness in universities in other European cities. He was not content to limit himself to academic knowledge. He learned what he could practically from professionals and anyone else who had something to teach him about how to use the latent forces in nature. Due to his healing successes, notably in treating the plague, he began to gather a large following.

After returning to Basle, Switzerland, Paracelsus saved the leg of the rich printer Frobenius from amputation by applying his knowledge of nature's inner healing power. Paracelsus became Basle's official physician and was offered a professorship at the University of Basle. He soon ran into trouble with the authorities due to his blatant criticism of modern medicine. In a dramatic gesture Paracelsus burned the books of the medical authorities. Within several months he was forced to flee the university and found himself wandering penniless. . For the next eight years he lived with friends 'and worked on his manuscripts. The publication of DIE GROSSE WUNDANTZNEY in 1536 restored his reputation, and his fortune turned once more. Paracelsus became wealthy and was sought after by noblemen and royalty.

His actions against the sins and demons origins of disease and illness mirror the free medicine and knowledge of the Gnostic Cathars a couple of centuries earlier that led to their genocide in a crusade that was won by the new head of the Dominican Order of the Catholics. Man, Myth, and Magic promotes the MYTH that alchemy was dominated by hermits in pursuit of wealth and gold from lead. They say that Paracelsus was poor and proof that no Philosopher's Stone was ever created and that alchemists were greedy failures. This author says 'Paracelsus became wealthy' but that assuredly was not his purpose and when he died he had only one special goblet to give to someone who he knew understood its value. Continuing to quote Mr. Rona:

Paracelsus attacked the dogmatic belief of modern doctors that the human body is controlled exclusively by the stars and the planets. He insisted upon the right to discover latent powers of nature by daring to use his faculties of observation and imagination. He stressed the healing power of nature, and raged against modern methods, such as wound treatment that prevented natural drainage of bodily fluids.

One of Paracelsus's most important medical discoveries concerned the treatment of syphilis. He maintained that syphilis could be treated with carefully measured doses of poison mercury compounds taken internally. This contradicted all medical opinion of the day, but he was proven right. Paracelsus was the first to show that, if given in small doses, the cause of an illness also cures it. This discovery was an anticipation of the modern practice of homeopathy. In the summer of 1534, Paracelsus cured many people in the plague-infested town of Stertzing by applying the same principle.

At the time of the Plague the Flagellants were part of the Catholic hierarchy; they were burning Jewish people in cities across Europe. Men, women and children were surrounded in their neighborhoods and burned. The genocide in Rwanda that was initiated by the hatred' fostered by the Roman Catholic Church' according to the July 2000 report released by the Organization of African Unity is little different than the holocaust. The Catholic fostered anti-Semitism that was politically useful to Hitler (or Mississippi Senator John Stennis of the House Un-American Activities Committee) who was a Catholic and never ex-communicated; has been used throughout recent history to empower the Empire-builders from the Holy Roman Emperor Constantine to this very day. Yes, I know the Pope has meekly apologized, but the behavior continues. The 'War on Women' founded in the 'original sin' of St. Augustine and formalized at the Council of Carthage in 397 A.D. has far reaching influence across sociological norms in the Judaeo-Christian-Islamic complex. Thus we can see this author correctly uses the word courageous when referring to Paracelsus.
